What is a measurement or floorplan service?

A home measurement service is just what it sounds like: Based on what you want, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do measurement services work?

During a floorplan service, a certified appraiser takes measurements of the home or property with a measuring tool — either a tape or laser measuring device. As they tour the property, they note the layout of the rooms and other features, like stairs, patios, and pantries. They might sketch the property. Then, the appraiser writes up a report and a more detailed floorplan showing the total area of the home and the general layout. The final product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.
